Annie's Place Bed & Breakfast

4.9-star B&B at the heart of Scenic Byway 12

(78)
Boulder, UT

About

Annie's Place Bed & Breakfast sits along Scenic Byway 12 in Boulder, one of the smallest and most remote towns in Utah. The property holds a 4.9-star rating across 78 Google reviews — an unusually strong score for any lodging, let alone one this far off the main tourist corridor. Boulder is about 28 miles southeast of Torrey via Highway 24 and UT-12, placing Annie's Place well for travelers doing the full Byway 12 route or pushing south through Grand Staircase-Escalante National Monument.

Location & Setting

Scenic Byway 12 is consistently ranked among the most scenic roads in the United States, threading through redrock canyon country between Torrey and Escalante. Boulder sits at roughly 6,700 feet elevation, which means even summer nights run cool — pack a layer regardless of when you visit. The town has minimal services, so Annie's Place functions as a genuine retreat rather than a roadside stopover.

What to Expect

As a bed and breakfast, breakfast is included with the stay — a meaningful draw in a town with very limited dining options. The property is listed as accessible around the clock, which suits the self-directed schedules of most backcountry visitors passing through. Guests using Boulder as a base have ready access to Calf Creek Falls (about 15 miles south on UT-12) and the western reaches of Grand Staircase-Escalante National Monument. Anasazi State Park Museum, which preserves one of the largest known Ancestral Puebloan village sites west of the Colorado River, is less than a mile away. Capitol Reef's visitor center is roughly an hour north via Highways 12 and 24. For anyone running a multi-day Byway 12 traverse, Boulder sits at the geographic midpoint of the route — book ahead, as lodging here is limited and fills during spring and fall.

My family and I just got back from our 3 night stay and it was absolutely amazing. The building and the room were spotless and beautiful. We woke up to the small of fresh brewed coffee and delicious breakfast each morning. Greeted with a yogurt parfait then some pancakes/waffles, eggs, bacon. It was so fresh and delicious. The views from our room and all around the building were stunning. It’s so quiet and peaceful it is just what we needed. We would absolutely recommend to anyone wanting to get out and escape their busy lives.

Such a wonderful place to stay! Apologies as this review should have been written a while ago. My husband and I stayed there while visiting the area. Annie’s is such a nice place to relax and just be in the moment. The place is well kept, clean, quiet with a beautiful sunset. Jared was a wonderful host and set us up in a really lovely room that had an on-suite with a large tub and a separate standing shower. We ate dinner at Hell’s Backbone and Jared made us a really delicious and hearty breakfast. He is super knowledgeable about the area and gave us some great suggestions on places we shouldn’t pass up seeing. Such a nice young man and it was a pleasure conversing with him. We highly recommend staying at Annie’s. The drive from Bryce is not too long and truly amazing, (but can be a bit scary for some). We will definitely be going back to Annie’s soon.

Our favorite time to hike the national parks is in the off season when you practically have the park and trails all to yourself and you're not baking in the heat. Annie's B&B was a perfect place to stay. The room was very cozy with a fireplace and a soaking tub for after a long day of hiking. Most restaurants are closed that time of year, but we stopped at a nearby small grocery that had fresh sandwiches and soup that we took to Annie's and ate in the dining room. The breakfast they prepared for us was spectacular and very filling. The owners were very engaging and we had a great conversation while she prepared our breakfast. What a fantastic, hard working family (they also run a full time ranch!). Anytime you stay here would be great, but the peaceful, quiet stay we had during the off season was exactly what we were looking for!

We LOVED our stay at Annie's Place. The rooms were beautiful, well maintained, private, and emaculately clean. You get your own bathroom with a huge soaking tub. Views were beautiful and the house has such relaxing ambiance. The Breakfast was phenomenal and we felt right at home with Ellayna & Gladys. We were reluctant to leave. We will be returning!
